What is an owner's representative?

In the context of capital project development and management, the owner’s representative is the party that represents an organization as its agent, delegate or proxy with the full authority of the owner. As the owner’s representative, RhodesDahl works to ensure that the project achieves its mission, is delivered within its budget and to its schedule, and proves economically sustainable.

RhodesDahl ensures that each member of the project team performs in a manner that serves the organization’s overall interest. Acting on behalf of the organization, RhodesDahl recommends, contracts, coordinates and manages the efforts of the project team to achieve maximum benefit and value from the project.

What is the mission of RhodesDahl?
The mission of RhodesDahl is to develop and actualize projects that realize a sustainable return on an organization’s capital investment. To achieve our mission, RhodesDahl delivers professional expertise throughout the planning, design and construction phases of a project’s development.

How does RhodesDahl charge for its services?
RhodesDahl typically charges an hourly rate for its services. RhodesDahl avoids the potential conflicts of interest associated with basing its compensation on a percentage of a project's costs by clearly documenting its scope of work and related hourly fees in advance of accepting an engagement. RhodesDahl proposes its fees on a "not-to-exceed" (NTE) basis to ensure the integrity of the total project budget. RhodesDahl recognizes the need for representation and management by a party with none of the conflicts of interest otherwise inherent to providing design and/or construction services to a project. As the owner's representative, only RhodesDahl shares an organization's comprehensive, unbiased scope of interest.
Does RhodesDahl mark-up its expenses?
RhodesDahl does not assess any premium or mark-up for its expenses. As the owner's representative, it is antithetical for RhodesDahl to assess any additional charges that would negatively impact the total project budget.
Do the architects who work at RhodesDahl “design” projects?

One of the responsibilities of RhodesDahl as the owner’s representative and project manager is the management of the design process. This function differs from the actual work of the architect and other resources engaged to deliver the project’s design. The architectural expertise of RhodesDahl enables it to effectively manage the delivery of an architectural program and design that effectively serves the organization’s mission. Acting in this capacity, RhodesDahl has expertly managed and integrated countless architectural designs, educational plans, interpretative plans, exhibit programs, service area plans, life support system designs, retail designs, food service plans, ticketing plans and queuing programs - a scope of work that exceeds the capabilities of the traditional architect, construction manager and general contractor.

Prior to managing the design process, RhodesDahl helps an organization identify and select the members of the project’s design team (including the architects, engineers, exhibit designers, landscape architects, planners, etc.) This often involves a customized, sophisticated process of RFQ, RFP, interviews, conceptual review and selection. As the owner’s representative and project manager, RhodesDahl establishes the scope of services, drafts contracts, negotiates fees and reviews the design process as it progresses from concept planning to schematic design to design development to construction documents.

When was RhodesDahl founded?
Linda Rhodes and Victoria Dahl founded RhodesDahl in 1985 to help nonprofit organizations transform ideas and dreams into innovative, successful, trendsetting projects.
What is a total project budget?
As part of its engagement as the owner’s representative and project manager, RhodesDahl develops and maintains a detailed budget inclusive of all hard costs, soft costs and contingencies. Often, published budgets reflect only construction costs and are not accurately indicative of a project’s true cost to an organization. RhodesDahl thoroughly documents and audits all project-related expenses to ensure an accurate, “real-time” accounting of the project’s true costs. This diligent regimen supports an environment of complete transparency that engenders the faith and trust of the project’s stakeholders.
